Construction on the theater will be divided into two phases. Phase I will complete construction and key HVAC and mechanical infrastructure enabling the speakeasy to open as a stand-alone operation prior to the completion of the theater renovation. The time needed between Phase I and Phase II will depend on the fundraising pace.
PROFORMA OPERATING BUDGET
We anticipate the theater will take two to three years before turning an operational profit. Not included in potential operating costs is any income received from on-going donations post capital campaign and any potential interest fees, should a loan be required to cover pledges received but not yet due.
